With the return of warmer, high-character "Modern Heritage" design aesthetics, sellers have gotten incredibly good at making a space look like a seamless sanctuary. But as real estate insiders, our job is to look past the beautiful linen curtains and the perfectly placed white oak furniture.When you're touring a home this summer, don't just look at what the seller is showing you—look at what they are trying to hide. Here are three classic "magic tricks" sellers use, and exactly how to debunk them during a walkthrough.

1. The Strategically Placed Accent Rug

You walk into a gorgeous bedroom, and right there at the foot of the bed is a thick, beautiful, oversized jute rug. It ties the whole room together perfectly.

  • The Insider Reality: Sometimes, an accent rug positioned at an odd angle or placed right in the middle of a high-traffic hallway isn't a design choice—it's a cover-up. Sellers often use heavy rugs to conceal deep scratches in hardwood floors, cracked tiles, or a noticeable sag in the subfloor.
  • How to Spot It: Don't be shy. Use your foot to gently nudge the corner of the rug up, or pay attention to how the floor feels beneath your feet when you walk across it. If the floor dips or creaks dramatically only under the rug, you’ve found your answer.

2. The "Artistic" Wall Decor Placement

You’re exploring the living room and notice a massive, gorgeous piece of canvas art hanging perfectly at eye level. Or maybe in the basement, there’s a large decorative calendar or mirror hanging on an otherwise empty wall.
