The July Reset: Prepping for a Busy August

Can you believe we are heading into the final stretch of July? It feels like just yesterday we were celebrating our Splash into Summer event, and now the back-to-school ads are starting to pop up.

In the Northland, this week is the "calm before the storm." It's that sweet spot where we try to squeeze in one last lake trip to Smithville Lake while simultaneously checking off the school supply lists for Kearney. Here is your guide to making the most of the transition.

Back-to-School Countdown: Mark Your Calendars

For our families in the Kearney School District, the big day is coming up fast. The district is currently scheduled to start the 2026-2027 school year on Tuesday, August 25th.

  • August 20th: Keep an eye out for further information about the Back-to-School Open House. It's the best time to see the schools and meet the teachers who help shape our community's future.

  • The "30-Day" Move Window: If you are still looking to be in a new home before the first bell rings, this is it. Most closings take about 30 days, so finding "the one" this week is the goal to ensure you're unpacked before the backpack era begins!

Home Maintenance: The "August Sizzle" Check

August in Missouri is known for its "sizzle." Before the heat peaks next month, give your home a quick check-up:

  • Hydrate Your Foundation: When the clay soil in Kearney gets too dry, it can pull away from your foundation. A simple soaker hose around the perimeter of your home for 15-20 minutes a few times a week can prevent thousands in future repair costs.

  • Ceiling Fan Direction: Make sure your fans are spinning counter-clockwise. This creates a downdraft that makes the room feel about 4 degrees cooler!

Local Weekend Vibes: The Best of Late July

  • Kearney Farmers Market: Don't miss the market this Saturday (7am-12pm). We are in the "Golden Hour" for Missouri sweet corn and watermelons.

  • Liberty's Historic Square: Take a morning to walk the square. Many of our local boutiques are running their end-of-summer clearances - perfect for those first-day-of-school outfits!

Thinking About a Change?

Whether you need more space for a growing family or you're looking to downsize now that the kids are heading off to college, the late-summer market offers unique opportunities. Buyers are serious, and sellers are motivated to get settled before fall.
