August in the Northland: The Countdown is On!

Can you believe it's already August? There's a certain shift that happens this week. The mornings feel just a tiny bit shorter, the school supply aisles are bustling, and the countdown to the first bell has officially begun.

At Legacy Home Collective, we know that for many of our neighbors, this is the busiest month of the year. Whether you're settling into a new home or getting your current one "school-ready," here is your guide to navigating August in the Northland.

Save the Dates: Back-to-School 2026

Mark your calendars! The Kearney School District is preparing to welcome students back soon. Here are the key dates you need to know:

  • August 20th: Open House for Kearney! It's the perfect time to meet teachers and walk the halls.

  • August 25th: The official first day of school for Kearney!

  • Pro-Tip: If you've recently moved, make sure your residency verification is complete with the district office this week to ensure a smooth start on the 25th.

Community Spotlight: National Night Out

Tomorrow, August 4th, is National Night Out! This is one of our favorite community traditions. It's a night designed to strengthen neighborhood spirit and police-community partnerships.

Keep an eye out for neighborhood block parties, ice cream socials, and visits from our local Kearney first responders. It's a great way to meet the people who make our community safe.

Upcoming Fun: End of Summer Traditions

Don't let the "to-do" list take over all your fun! There are still plenty of ways to soak up the Missouri summer:

  • Girls Night Out: Grab your friends and head to Historic Downtown Liberty on August 6th for a night of local shopping and fun.

  • Live Music: Check the Kearney Amphitheater and local spots like Conrad's for live music to keep those summer vibes going through the weekends.

Real Estate: The "Settled by Labor Day" Goal

If you are still looking for a new home, don't panic. While the "First Day" window is closing, many families aim for the "Settled by Labor Day" goal.

  • For Buyers: Inventory often sees a small splurge in early August as sellers try to catch the last of the summer buyers.

  • For Sellers: Your "Curb Appeal" is still king. Keep those lawns watered and porch lights bright for evening drive-bys!

What is the one thing on your August bucket list before school starts? Whether it's one last trip to Smithville Lake or a quiet morning at the Farmers Market, we hope you make it a great one!
